What eats a real estate agent’s ad budget.

Three things that go wrong with real estate ads, and what Showfolk does about each one.
  1. 01 · THE PROBLEM

The listing ad looks like a Zillow screenshot.

Ten photos crammed into a square, and nobody can see the house.

    THE FIX

One exterior, one line, your name. Started from an ad a national brand has kept paying to run.

  2. 02 · THE PROBLEM

Every agent runs the same headshot and logo.

Sellers can’t tell you from the next agent in the feed.

    THE FIX

Your colors, your fonts and your own photos of the neighborhoods you sell, read from your website once.

  3. 03 · THE PROBLEM

Buyers ask ChatGPT for an agent in your town.

If it names someone else, you were never in the running.

    THE FIX

Showfolk asks ChatGPT, Gemini and Perplexity every week who they recommend where you sell, and shows you who got named instead of you.

Proven ad in. Your ad out.

Nothing is copied. The reference becomes a written brief about layout, lighting and mood; its product and brand stay out, and every output is checked for them.

5 ads a real estate agent could run this week.

One ad, one message each. Run two or three at once and keep the one that works. The headlines are for a made-up business; use your own words, prices and reviews.
  • 1. Just listed

    “Just listed: 4 bed, 3 bath, $525,000”

Show: The home’s best exterior photo, with price and beds.

  • 2. Open house

“Open house Sunday, 1 to 3”

Show: The front of the home, with the date and time.

  • 3. Just sold

“Sold in 6 days, over asking”

Show: The home with a sold banner.

  • 4. The valuation offer

“What is your home worth? Free estimate.”

Show: A neighborhood street or a clean graphic.

  • 5. Meet your agent

“Selling in Layton? I live here too.”

Show: You, in a neighborhood you know well.

The real estate cheat sheet.

Which offers to make, what to photograph (phone photos are fine near a window in daylight), when to run new ads, and what to leave out.
  • Offers that work

    • A free home valuation
    • A buyer’s guide or first-time buyer session
    • A neighborhood market report
    • An open house invitation
  • Photos to take

    • Professional listing photos, especially the exterior and kitchen
    • You, in the neighborhoods you work
    • Sold signs on real homes
    • Neighborhood landmarks
  • When to run new ads

    • Spring, the busiest listing season
    • Right after a listing goes live
    • The week before an open house
    • January, when people start planning a move
  • Don’t

    • Forgetting the Housing category, which gets the ad rejected.
    • Ten listing photos crammed into one image.
    • Copy that describes the ideal buyer rather than the home.

Does Meta have rules for real estate ads?

Yes. Facebook ads for homes for sale or rent must be declared in Meta’s Housing special ad category. In the United States that means ages 18 to 65+ and all genders, no ZIP code targeting, and at least a 15-mile radius around any city or address you pick.

Fair housing rules apply to the words too: describe the home, not the buyer you imagine for it.

How do I make one in a minute?

  1. 1

    Type your website

  2. 2

    Get a finished ad

Showfolk picks an ad a major brand is running in a category like yours, writes a headline from your site and rebuilds the ad around a real estate agent. Four versions, in about a minute.

  3. 3

    Change anything by pointing

Click a spot, say what should change there, and everything else stays as it was. Then download it.
